  1. Preheat oven to 400 degrees and line a 12 cup muffin tin with papers
  2. In a medium bowl, combine dry ingredients (flours through salt) and whisk to combine.
  3. In a separate bowl, combine wet ingredients (buttermilk through vanilla) and incorporate
  4. Make a well in the center of your dry ingredients and pour the wet ingredients into well.
  5. Stir until just combined, being careful not to over-mix.
  6. Fold in peaches.
  7. Using a medium scoop, scoop muffin batter into prepared tins until 3/4 full.
  8. In a small bowl, combine ingredients for the crumb topping until it forms pea-size clumps.
  9. Top each muffin with a generous handful of oatmeal crumb topping and bake in oven for 15 minutes or until a toothpick insert into the center comes out clean.
  10. Place on a wire rack until completely cooled.
